Easter seemed perfectly timed this year, drawing a line under a very wet March and heralding the start of a proper, brighter Spring in April. A welcome fall in inflation followed by the decision in March to hold the base rate for the seventh month has already added momentum to this busiest time of the property year.

LETTINGS HAS LEAPT INTO SPRING
We have seen in the first quarter that the rental market has continued to gather pace. This, as explained in January’s newsletter, is a great sign of things to hopefully come in 2024. Notoriously we tend to see the lettings market at the start of the year mirror that to November and December...slow, however it has been anything but that.
We are continuing to receive rental instructions on properties of all types which is unusual this time of year, as you tend to find the one and two bedrooms, which is the bread and butter of the industry, take priority for searching applicants. However the family homes market, which is prominent in the Spring through to September, has started moving earlier this year with a number of those types of properties coming to market, some have already been let.
Despite what is being written in terms of rental price growth slowing to a thirteen month low, we have simply not seen this affect our clients in the surrounding areas we cover. This I feel is only a good thing as we continuously aim to increase rents upon renewal, whilst taking great care to best advise rental prices which are current and realistic.
